Fair Housing Essentials
Fair Housing Essentials provides real estate professionals with a practical understanding of fair housing laws and how they apply in everyday transactions. The course covers federal protected classes, prohibited conduct, and key concepts such as disparate treatment, disparate impact, steering, and redlining.
Students will examine how fair housing risk arises in routine activities including communication, showings, advertising, and screening, and will learn how to apply consistent, neutral procedures to reduce compliance risk. The course also addresses disability-related obligations, advertising standards, and the role of documentation and professional judgment.
This course is designed to help licensees deliver equal access, equal information, and equal service while protecting consumers, their license, and their business..
This course meets the Fair Housing requirement for NAR triennial training.

Final Quiz, Course Evaluation & Certificate
1. Complete the Final Quiz
- The final quiz consists of 25 multiple-choice questions.
- A minimum score of 85% is required to pass. You must answer at least 22 questions correctly.
- The quiz is completed online and may be retaken as many times as necessary.
- After answering all 25 questions, click Finish Quiz to submit your answers.
2. Complete the Course Evaluation
After passing the final quiz:
- Open the Course Evaluation located directly after the final quiz.
- Answer all required questions.
- Click Submit when finished.
- Make sure the evaluation shows as completed.
You must pass the quiz and submit the course evaluation before your certificate becomes available.
3. Print or Save Your Certificate
Once all course requirements are complete, you can find your certificate in either of these locations:
- On the main course page, or
- Under My Account → My Courses
Click the certificate icon or certificate link next to the completed course. Your certificate will open in a new window or download as a PDF.
You may then:
- Select Print to print a paper copy, or
- Select Save as PDF to keep an electronic copy.
If the certificate does not appear, confirm that every lesson, quiz, and the course evaluation has been marked complete. You may also need to refresh the page. If the certificate does not open, check your downloads folder and make sure your browser allows pop-ups from this website
